Guest Check-In Time: 3:00 p.m. (PST).
Guest Check-Out Time: 10:00 a.m. (PST)

Reservation Calendar: A universal calendar system is used through our linked websites. On the date of our ‘Confirmatory Reply Letter’ to Guests, this calendar is immediately updated to reflect a TENTATIVE RESERVATION. Tentative reservations are held for seven (7) days pending the receipt of Guest’s Reservation Payment. Calendar is then immediately updated to reflect Guest’s selected stay as RESERVED.

Reservation Payment: Will be 50% (1st half) of Total Due. Reservation Payment must be received within seven (7) days of the date on the Guest’s ‘Confirmatory Reply Letter’ in order to hold the reservation. Signed Rental Agreements and completed ‘Guest’s Information Form’ must accompany the Reservation Payment.

Balance Due Payment: Will be 50% (2nd half) of Total Due. Balance Due Payment must be received thirty days (30) prior to the arrival date. A late payment without notification from Guests is subject to immediate cancellation. See CANCELLATION/CHANGES below.

Last Minute Reservations: Reservation made within thirty days (30) of the arrival date will require payment in full at arrival.  Payment options for last minute reservations are Cash or Postal Money Order only.

Payment Methods: Business, Personal, Cashier’s, Travelers Checks, and Postal Money Orders (drawn from USA banks only) are accepted. Major credit cards are accepted via secured website PAYPAL.com (3% Processing Fee applies). A $25.00 handling fee will be charged for all returned checks. Rental Agreements: Include Payment Agreement, Rental Agreement, and Disclaimer Agreement. These Agreements will be emailed or mailed to Guests for signatures. All agreements must be signed and returned via Postal Mail, Fax, or Email within seven (7) days of the date on our ‘Confirmatory Reply Letter’.

Cancellation/Changes: A sixty day (60) notice is required for cancellation of any portion of the reserved stay (extra Guests included). Sixty Days Prior to Arrival: Cancellation or changes made more than sixty days (60) prior to arrival date will incur no penalty. Fifty-nine to Thirty-one Days Prior to Arrival: Cancellation or changes that result in a shortened stay made within fifty-nine to thirty-one days prior to the arrival date forfeit fifty percent (50%) of the total payments made. Thirty Days Prior to Arrival: Cancellation or changes that result in a shortened stay made within thirty days (30) prior to the arrival date forfeit one hundred percent (100%) of the total payments made.

Cell Phone/Long Distance Service: Not all cell phones and plans are created equal. Because the home is in a rural, wooded area, signal strength may be weak. You may wish to purchase a long distance calling card, as there is no landline long distance service at the home.

Directions & Arrival Instructions: Will be emailed or mailed to Guest upon receipt of the ‘Balance Due Payment’. These instructions will have the Security Gate Code and home’s phone number. Upon arrival, please allow at least 30 minutes for all available Guests (including children) to participate in a tour of the home and garden. This tour will help you enjoy the home & garden to its fullest.
